I am looking to find a builder to provide an initial budgetary estimate for an extension as per the drawings attached.

– L- shaped extension wraparound garage (approx 22sq m)
– Convert section of existing garage to living accommodation

The Planning Department have advised the plans fall within permitted development and I am currently looking for an architect to complete and submit bye-laws drawings.

Ideally I’d like to complete this project this year, then I am also looking into the option of converting the loft in the main house to provide an extra bedroom (again a budgetary estimate would be useful).
